The numbers on that property were actually quite good, the building was the sort that I would be very interested in, but the neighborhood was going down instead of up in terms of residents - I guess your nose for that stuff is pretty good too!

Put the numbers in a mortgage calculator and you'll find out that you'll end up paying through the nose for the property.

You cut the hand off a Realtor the word will be out and you may not get any of them to deal with you, you'll cut your nose off to spite your face.

@conrag metzenberg san antonio isnt bad as long as you focus on rental cap. if your looking for equity gain in todays market. id be VERY wary. long time no see btw. 

And if my nose starts to twitch that something smells wrong, I will hunt and search until I know for certain.

I'm certainly curious about actual experience with this.My properties are solidly class C in location and quality,   and my tenants generally aren't too interested in getting EVs themselves,   though most of them have gotten demo rides and stuck their noses under the hood of my car at one point or another.My 4-plex is well suited to EV charging upgrades - it has under building parking,  and the main breaker panels are in the ground floor laundry room meaning running cables out to the front wall for charging stations would be trivial.  

It's all under our nose but we are too busy fighting them on their codes and statutes....samke them with the state Constitution.
