I'd hate to dish out for a new set of cabinets if they can be cleaned, disinfected and sealed.

I know probates can be a great lead source, but I don't want to dish out hundreds of dollars a months for a couple hundred leads (if that) from a website.

I considered a warranty for like a furnace or something then I read all the nightmarish things about them on BP, so no thanks.I have a friend who does service calls like this for appliances on the side (day job he’s an engineer) and usually it’s very cheap to fix your dish washer or fridge with just the part, but throw in the deductible and service call fee and it goes up quickly.

We can take criticism so dish it out for us people.

That's a horrible install by the satellite dish company. 

The lease at my apartment is up in November and I would prefer to not break the lease and potentially have to dish out thousands of dollars if the unit isn't filled.

We also review guests and handle any issues after check-out, like damaged towels/broken dishes/etc.

Oddly I have a satellite office in a model home I designed right up the street from my shop for free for the next 2 years. ( The builder hired me to help each buyer customize their units) I am throwing away almost 20K a year if I keep my retail space but I cant move my whole shop there so I thought " Ill sell my condo, I'll have about 100K cash and go buy a live/work space."

So you will have the same issues as a 4 plex, but now you will deal with even more tenant on tenant issues like a tenant complaining that another doesn't pick up their clothes or clean the dishes or pull their weight or whatever. 

I've shown rentals (not my own, thank goodness) where tenants left toilets full, sinks loaded with dirty dishes, dirty underwear out, etc., because they were mad at having to show the home, so if they really don't want it shown, it is unlikely that it will show well, anyway.
