I am currently in Grand Rapids MI, but looking in the South Florida Market, also the Hilton Head area as well.

On the investor side I do think there is room in rental rates but I am seeing rapid increases there as well.

So NIMBYism will survive.What we're more excited about here is SB10, which upzones small multifamily to larger multifamily along rapid transit routes in cities.

If you do it along the process, all you would need to do is a rapid rescore to show that the lease has been paid/closed and no longer has a payment on the credit report.

While you might think you overpaid for the project, given the rapid appreciation of the area it's become very hard to not pull out most if not all of your money for a rental property.

Any idea if the prices are falling(or going to rapidly fall) in Greensboro(Triad area). 

Challenge was finding the right cliental at first but rapidly grew with nurses after providing a good product.

Our strategy is far from typical but it does yield high CoC returns and allows our investors to purchase cash flowing properties in a rapidly appreciating market (mostly in B/C neighborhoods of Atlanta).
