Hi Phillip,I'm also looking for an answer to this question, both for rentals and as an inexpensive aesthetic upgrade to your primary residence.I don't understand the objection that epoxy floors will be "cold" people who like hard floors aren't worried about the temperature of them, they walk around in socks and slippers, no one lays on the floor.

Brick aesthetics are great but equally appealing is the fact that it will never need any maintenance. 

I don't want to learn from a young punk who wasn't even around for the last market crash.

Hiring the right trades and crews and also managing these subs (this is very difficult as renovations is the universal, hardest part of flipping and/or turnkey rental properties, as you have to understand not only to put the renovation, price under contract and getting the work done to proper code and aesthetically pleasing).In return, this causes the investor to pay more than what they would of paid for a turnkey property from a turnkey provider.
