You'll also find some clients that like to juice the commission on performance metrics, similar to what you posted, but that is also relatively rare as most owners feel if they're paying you north of $300,000, you should just try to get top dollar with strong terms.

State costs vary, but more or less should be +/- $750-1000 to get obtain your NMLS mortgage license (with courses) and most states permit dual licensing in which brokers can be legally compensated on both sides of a transaction.I'd be very cautious about performing dual capacities in any single transaction for two reasons: 1.

They will charge extra for any extra work performed, but it could be much more beneficial than tying up that much equity in a partnership with someone you don't know.Also, if you ever do have a partnership, spend the money on the front-end with an attorney to get a sound operating agreement that makes the divorce less messy if it comes to that.
