I used listsource since it's what all my sources(from books to youtube) recommended.I am currently trying to find pre-foreclosures and tax lien preforeclosures leads using listsource and what I am finding in my market is when I search for properties in my target zip codes (sfr, duplex, triplex, quad) and then select pre-forclosure from the property tab select pre-forclosure my results drop to 0 :/I broadened my search to include all of the Minneapolis areas and I get just 248when I go to the foreclosure tab and select pending auction sale( i was instructed via youtube this is where I'd get people whose houses are headed to tax lien foreclosure but the date of the auction hasn't been set) and set it even a yr out my results are zero!

If you get a mortgage, you'll also have to sign that there are no pending lawsuits against you.

I recently purchased an out-of-state foreclosure property, now I have several people interested in seeing it to buy it, one has even already offered a cash offer that I would definitely accept, but its pending them seeing the inside of the property before signing a contract. 

I have pending funding for the deal (awaiting contractors bid and engineers report) with a potential close of 31 Jan.

Hello,I'm having to pay extra and go through a surplus line for property coverage right now because I had a claim in June 2015 due to a fire and now the building is still vacant (renovations I hope will begin in a couple months, pending appraisal results).

@Andrew Johnson  in our MLS system here in PDX... if you do not put your listing as pending within 24 hours or so... you will get a fine and a nasty gram from the board.. and believe me agents get pissed when its active only to call and the agent says it went pending a few days ago... they will then file their complaint... and rightfully so.. waste many peoples time..

My state required minimums for liability for my pending CGC ran about $60 a month.  

If the applicant is approved, collect a hold deposit, that is fully refundable pending their inspection of the house.
