If they are on a month-to-month lease, just terminate her tenancy with proper notice.

@Levi Perl In this instance I’d give them 60 days notice of the increase and then they can think about it for a couple weeks before their 30 day notice would be required if they’re moving.

But at a glance I noticed people average around 10% of total home price as far as annual gross income, so a $500k home is grossing about $50k a year. 

I noticed later the principle wasn't going down then realized the terms were 'interst only'. 

I would give them a 30 days notice to vacate .

Are you not able to give proper notice (whatever timeframe your lease states) and then go send someone to enter the property and see it in person?

Get it in writing that they are month to month and have to give 30 days' notice.
