During DD I would not only be analyzing the financials of the fractured units you are purchasing, but also taking a deep dive into the HOA financials to examine their budget, determine reserves, etc.

Anyway, point is if you don't have any savings such that you have to have properties that are so highly leveraged that they produce such little cash flow, you might want to examine where your money at home is going first.

As per the GA Real Estate Commission I'll need to pay the fees associated in GA to obtain my license here, thus eliminating the classroom process and state examination process.

It was nerve racking to say the least.. along with transfers of title.
