You should have a commercial attorney that specializes in retail,medical office, etc. do the lease and other components.

What would be the procedure I'd need to follow?

If it's because you had good credit, faced an emergency medical issue, maxed out your cards, but are working to pay them back, then they very well might.  

If an accredited investor self identifies under a "sophisticated" investor definition, I don't see a huge difference in procedure but you open up the opportunity to far more people.
