I dunno, guess I'm just too dumb to figure that one out.... and by the way: the classes are $20K max, and NONE of them qualify as pre-law.Also, depending on the scenario, towing fees can be upwards of $500, enough to feed their family for the month.... and then people wonder why drains get filled with concrete, walls get broken open, copper gets stripped - with the water still running - or buildings get torched when there's an eviction.

Maintain or repair the existing structure or if you choose to rebuild they require you build on concrete piers and basically make the 1st floor (not sure of minimum elevation for 2nd floor) parking and storage.

For the rehab, I like the idea of vinyl plank flooring, semi-gloss paint (because I've heard some people say it holds up better with tenants), new cabinets, counter-tops, appliances, popcorn ceiling removal, light fixtures, new water heater, fans, new windows. and something to put on the concrete that kills bad odors.What would you do?
