That being said, I agree that having a STR specific policy is much better because of the extra coverages offered that addresses things common to the STR industry such as: liquor liability, hot tubs, jet ski's, golf carts, etc.

At that time we found the sink cabinet was water damaged and replaced it (still not 100% sure if Tenant, we took the hit on it), sewer line backed up due to roots and had costs associated with jetting & roto-rooting sewer and hot water heater replaced.

To do it myself would require several things that would cost more more money and /or time than I have to put towards it.Money things: high volume ink jet printer, special paper, special envelopes, expensive handwriting fonts, lots of inkTime things: spending hours working out the mail merge kinks to make the letters and envelopes look handwritten and print out in the right order, figuring out the message for each successive letter to the same addresses, designing a lead tracking application to make sure I know what has been sent when and whoever called, and when I need to call them back...

A major negative is that when you strip away the industrial era attributes like water transportation, hydro electric power, relative cool summers ( an industrial neccessity before air conditioning), a semi skilled work force, and the advantages of having a geographically concentrated industry, you are left with a city with a high level of poverty, a low level of education, a corrupt and ineffective government and very bad weather.

@Steve Vaughan another SV brilliant post.. that's why I don't pay cash for my cars anymore I used to .. with 2% or less money out there.. and I am going to drive them one way or the other.Same with airplane.. less than 5% money fixed for 20 years and UBER write offs.. no sense paying cash for those.. this is why you have a private aviation and jet industry to begin with.. and heavy equipment for that matter.. you can buy a multi million dollar plane with 5 to 10% down and fixed for 20 years .. with moderate qualifications..
