For products catering to the middle/upper-middle class, you're not going to find such low-hanging fruit in any major market.

If I negotiate seller financing, I am afraid to get into an agreement with any kind of balloon payment (just because it makes me nervous to have it hanging over my head) but I would like to negotiate a lower percentage downpayment than 20% so that I could afford to purchase all four (rather than two) under a warranty deed contract.

Make phone calls to contractors, talk to others, go watch a job, hang out at home depot, learn material costs. do the legwork. 

I plan to get my Broker's license as soon as my two years as an agent is up, even if just to hang at my current brokerage....just something to have in my back pocket for more options. 

I'll hang on to my money and use it for investing.
