We did a survey and found 200 of the 320 units were willing to pay $25/mo for covered parking (summer is hot in Dallas and winter can bring hail at times).

I found out after we agreed on the price that the property just had a new roof put on 2 years ago(hail damage), I was assuming the roof was original from 14 years ago, this was a pleasant suprise.

I insure a lot of property in AZ and the property market has gotten tighter after some freak hail losses last year, but $1700 for a 2600 sq ft 4 plex is extremely high.
