Send lots of letters ( you will need to work on this letter and make sure it is concise and comes across as genuine) I did this and sent out a hundred, and got 2 responses ( so my open rate was 2%)I spent $50.00, so each lead cost me $25 each.Nothing became of these, as the owners wanted more than I wanted to pay.

In a perfect world, what are the top things you would like to get rid off, and if you could only focus on 1 thing for a year to transform your business as a Real estate agent, what would it be & why?

It hopefully shouldn't be too hard to find experienced flippers who are excited about helping out genuinely enthusiastic young people, especially if you are able to add value to them in some way.Also make sure you have long and thorough discussions with your partner about your expectations for your endeavors and how you plan to handle any contingencies you can think of.  

Genuinely need to declutter.
