We purchased the home with FHA loan at 2.75 %Our rate is excellent but we are looking to purchase our next MF and need some advice on how to get into it.I know Fannie Mae has a 5% down MF loan program as long as we move into it.

Based on your comments, you are at risk of  gravitating towards the lower tier neighborhoods where the spreadsheets will suggest cash flow is better but excel spreadsheets don't tell the whole story.

Hey James, If you plan to invest out of state I'd recommend visiting the market you plan to invest in so you can start to build relationships and familiarize yourself with the area.
