Demand, quality of tenants, etc.According to my analysis should give a 12% CoC return but this is my first commercial property purchase just like some insight or if I should pursue other forms of commercial real estate. 

I would think a detection device would be easy to fool or disable, and difficult to prove in court.I would focus on inspections and look for the following evidence, then document with pictures, written warnings, demands of cleaning/repairs, and follow-up inspections.

Unless the owner is mentally incompetent, or more than desperate, it most likely won’t happen.  

You never need to be desperate for a property. 

**Short-Term Rental (STR) Property:**- STRs can offer better cash flow, especially if you can find a property in a high-demand area with good amenities.- However, you mentioned you don't currently have the budget for an STR that meets your criteria.
