I have no idea how much you know about the remodel process, so please don't take any offense if my questions seem stupid to you.

Offenses have to be much more egregious than this for different levels of government to get involved.Good luck.  

Get a third party to collect the fee and run the reports (including criminal background checks).

There's a good chance that applicants on McDaniel street are drug dealers or prostitutes, because that's the main drag, so, you might have to deal with letter from the police, telling you that they might seize your house, if you don't evict the tenant, if they've caught them in criminal activity. 

I don't think I need criminal records or things like that just want to find a phone number to call them. 

No offense but financing must be the investors number one job.

You need to be checking for evictions, criminal convictions, and employment history just like you would any other tenant.Find our where your local (local to your property) Sect 8 office is and go visit it.  

Don't fix it, bad news, criminal prosecution!

@Adam Rothweiler Sounds like your making the transition from SFR to commercial so the likely 1st purchase would be a smaller building that will likely attract mom & pop businesses.Most folks don't go from SFR to a plaza with a grocery store as the anchor.When you are screening the mom & pop businesses there is no reason not to run a credit and criminal check on the owners themselves.
