But no money changes hands until the closing incase something falls through on their end.But I think hanging back and letting the seller stress it is a better option at this point (But getting yourself setup to have a safe landing not involving that property).Hope it works out!

This particular tenant is no my favorite as he also doesn't appear to work and hangs out all the time drinking, however, his rent has been on time like clock work.

If the sponsor increases the value of the property by 25%, it can absorb a pretty significant market correction...or the sponsor can just hang on with long-term debt and cash flow the property until market conditions improve for an exit.

You will find that it's common on BP to recommend that you don't hang onto no-mortgage houses just because they cash flow nicely that way.
