This is how my wife and I started off our investment portfolio and were able to save at a pace for 1 property/year and now are are able to increase that pace. 

The headwind is how our central bank is viewing the pace of inflation. for a while they tried to hide under cover of inflation being transitory.

Our electrician, did decent work but at a snails pace, and decided through one of our partners he was capable of doing the plumbing, which we found out way down the road that he never pulled permits, wasn't licence and did none of the work to code.

I saw one the other day where Pace Morby had the agent agree to take their commission in payments over 8 months, and he was able to pay it off with cashflow from the property that way.
