Toilet clogged to the point where the poop is coming up out of the bathtub drain? 

The bathtub in the larger bathroom had motor partsand oil in it and a huge hole...

After the lease, a large 12" x12" part of the wall by the bathtub was completely messed up from water damage.

I had to guy the bathrooms in two of my SFR so I need two bathtubs.  

I can get just a bit more money sometimes for a house that doesn't have piles of dog crap on the carpet or old bathtubs in the front yard.

After my previous handyman had touched up the bathroom and rear stairs, I brought now another one to smooth out the kitchen, dig out the pipes and caulk the bathtub, and also ran new electric circuits upstairs via some rip-off electricians to add a second socket in addition to fixing one that they'd busted.

Dirt & Damage: holes in the wall, doors off hinges, rips in carpet or urine stains-odors, broken-missing mini blinds, grimy bathtub, etcYour tenant will continue to be rough on your unit until he starts paying for his damages or moves out. 

it would be nice if a management company was big enough to have a full time maintenance man on staff....this way you don't sub out and get ripped off for little things...i have seen a 240 dollar bill for caulking a bath tub...c'mon...that should be illegal!

Any recommendations on what type of tub to use in my rental?    Also, if you have a specific tub that you use at Home Depot or Lowes, which one is it?
