In fact I think many of the institutional crowd are pretty clueless and have never had to go out and raise actual capital to learn how equity investors assess risk.The fundamental difference is that the types of investments traded on this board are, for the most part, illiquid with little data to establish variance or any quantifiable data like one would get from uniform assets traded on an exchange.

Another that you might call would be the State Banking Department, they have regulators as well.These issues will generally be uniform throughout the states, call each if you need to.

So if Value=NOI/interest rate then since interest interest rates are pretty much uniform across the country, let's say 4% then if you were looking at $50,000 NOI then value=$50,000/4%

I agree strongly with @Ned Carey  All real estate is local.There is not a uniform national real estate market.Some places are experiencing a boom now, some not, some haven't seen a boom this century.And while interest rates are at historic lows, which should persuade people to load up on the cheap debt before the other shoe falls, the banks stinging from the crash and government regulations have made the qualifications much more difficult.
