Look for somebody who doesn't have all the bells and whistles(fancy van with wrap, marketing, uniform) because you will be paying for that overhead if you do.

Well it sounds like this would-be deal is uniformly looked at with suspicion and concern from those of you responding.

@Albert Hepp the flawed logic your using to state there must be some conspiratorial aspect to commissions because commissions are all but uniformed over 2%.....We can apply that exact flawed logic to Apples at grocery stores and say since apples, at every grocery store are uniformed at a price over $0.10 a piece, it "must be a conspiracy"........Take off the tinfoil hat. 

This would save time and ensure a fair, uniform process for all applicants.

For us we are on stand alone lots so full landscaping front back with sprinklers and fully fenced and we paint our fences so the whole development the fences are uniform.

Also helps them to pay for their school uniforms, books, lunches and school fees.  

Does the market really want nearly uniform full-service brokerage service (often of varying quality)?
