If they have stood the test of time for 100 years, likelihood they will stand the test of the time for the next 100 years.Deduct extra as a margin of safety for CAPEX from the bottom line but also keep in mind that repairs are much lower in Ohio compared to other states.

They provide security, parking, EV chargers and concierge service and I don't have to worry about the roof, fence etc as it's covered by the HOA insurance policy and is urban so it's in the city and walkable to everything which is geared better for medium term rentals unlike a house which means I was able to time my vacations towards the end of the tenants lease more easily.

I checked with my realtor, who also checked with her broker and they felt that the personal contents transfer to the new owner of the property at settlement.I realize that I'm standing my ground over a $200 lawn mower, but feel like if they were given the items, they should've been removed in the months prior to the owner I purchased the property from listed it for sale and also settlement.
