Too many people trying to come in and go straight to the big leagues and haven't even sold a 900 sqft house yet. 

Afternoon BP Community,I was wondering if anyone on this site has any insight, experience, and/or opinion on an area of MF's I am looking to invest in, League City, TX.

My strategy at the moment is to use my equity to buy a duplex outright and then refinance, hopefully something without too much work, as I feel like any major rehab would be way out of my league. 

I'm looking at some nearby markets (Sacramento, etc), but the Bay Area itself seems like it's out of my league - not just in terms of home prices, but in terms of finding a GC and getting work done in a reasonable amount of time.That said, I'm trying to decide which MLS to sign up for, and I'm having trouble getting detailed info about the differences in options.

Obviously, this is way out of my league right now.

Sponsor a little league team, a girl scout troop, whatever the case may be.Send mailers, post cards, market updates, letters. 

Sophisticated value adds can have cost versus value add in different league than rehabs.
