Agency debt (Fannie/Freddie) on large MFR properties has a lot of hoops to jump through in order to get those sweet, sweet terms.

Now, you might not find this with properties above 100k but I find the sweet spot in Indy is 70-100K. 

This agent would likely know the best places to invest in the area and where the sweet spots are where properties are cheap but up in up and coming areas.
