@Thomas Jerome, another spin on what @John Teachout says is: Be as accurate as you can, but also do alternative calcs based on the most pessimistic estimates.

I've got a XLS with 28 tabs since I get asked for that many spins on a property. 

Unless if some strange reason you lost the 9k would put you in a tail spin you could not recover from and make a smooth landing.
