What are the key elements to a really good investor presentation?

New investor seeking private money, and I'm wanting to put together a nice presentation for potential investors. What are some of the things that lenders look for?

I'd go to some of the syndicators on TICs and DSTs and look at those and then scale them down.

If I was wanting to give you money, I'd want to know:

1) Your resume.  If you have a limited resume, then spin on what you'll do to make them happy either thru keeping them informed or failsafes on the property.

2) Understand the opportunity and income growth potential.

3) Give back up reasons why it's going to be a big success.
