The house on the beach in Edisto was perfection but the sand was rough and the surf and tide was aggressive (too much for the kids to swim half the week but had fun anyway). 

Hey @Pavan Muralidhara I ran into the same issue when I started investing in 2021 while being born and raised in North Beach, San Francisco.

One fun fact, no matter where you are in Florida, you're less than 4 hours from a beach.

Some important obsverations: Navarre Beach has the highest occupancy rate, 70.3%.Okaloosa Island has the highest number of listings with +30 reviews in the past 12 months.Pensacola Beach has the highest average daily rate, $295 on average throughout the year.The average stay is about 5 days per booking in all three communities.

You are also close to the beach, so have you considered STR or house hacking an STR home?

We worked to cultivate cash flowing houses as the base of our investment pyramid, followed by fewer, nicer houses in an appreciation area (fancier houses in a beach side location), which we use for STRs.  

Our large beach houses average stay length are around 4 nights, so likely less important. 

Panama City beach and Destin offer more cashflow and less appreciation.

I am seeing signs of this in Panama City Beach as well.
