Painting is about my best ROI value-add but I do it fast and have 82 gallons of quality mistints to choose from on shelves.

My tenants have installed shelves in rooms, etc. and I haven’t given them trouble mid lease.

Even things like paper towels they used for cleaning, an empty trash can, etc.Did not empty and wipe out all cupboards and cabinetsDid not clean appliances - this means taking shelves out of your fridge and washing them, scrubbing the stove top clean, cleaning the oven, cleaning inside the microwave, etc.

I'd take out the shelves. 

Even during the height of the social-distance measure, with all the businesses closed, I still had apartments and small houses flying off the shelves.  

Another option would be to move the stove and fridge (same configuration with stove closest to sink but on the 12 foot wall, fridge to the left of it, and then change out the cabinets at the end of that wall into one big pantry with shelves for food items.

The dirty sink and dirty shelves are not a thing - you have to clean it all anyway.

I don't have to carry my electricity back from the electricity fields in a bunch of buckets and store it on my shelves, for example.

I believe The Norris Group in SoCal has 1st Deed for 9%, but these notes are flying off the shelves.

Maybe they were hoping I wouldn’t notice the bad smell permeating the house, or the unauthorized changes to the shower fixtures, missing closet shelves, mold/mildew on window sills and frames, filthy oven (all contrary to Lease), and also cigarette butts and dog waste outside (both required to be disposed of daily per the Lease)….well, you get the point.
