The higher your limits on the underlying policies the lower cost your Umbrella will be.The secret sauce of having high liability limits is that it forces the insurance company to fight harder to defend you.If you have lower limit policies and get a large lawsuit against you - if the claim looks legitimate it becomes a business case for the carrier.

[For simplicity, I'm including closing/holding costs].Where the BRRRR strategy kicks in is that by the time your rehab is completed, that same $65k property should have (already) been carefully calculated to be worth ~$105k+, so that when you come to refi, they'll lend 70% of their appraisal (circa $75k), which gets you back ALL of your original $25k (because you'd already only owe them around $50k).The SECRET is: finding properties for $65k (or $73k all-in including rehab) in locations where ARV sold comps  are already $105k+!

Coming from a background in finance, I know that I will, one way or another, be able to find either a single partner, or group of investors who aren't afraid to pull the trigger, and who are interested in actually developing land, not destroying it, and creating beautiful properties to be sold along with beautiful margins.I'm also curious to know if any of you have tackled projects similar to this (I know I haven't given out the secret ingredient), just speaking of land acquisition / development / selling properties, repeat.Thoughts?
