You are correct that sometimes a lender will try to put this type of clause upon the condition of recieving their monies, but that is not a restriction upon the deed itself.

Yesterday I recieve notice that he (tenant) is suing me for double the security $3600 because i held it for more than 30 days.

In fact, I have never recieved a letter from a new investor about any property.

I thought about using them as a cost effective way to start generating some deal flow to get my first deal, or at the very least start talking to people and practicing talking with them about their property so that I can become more comfortable with recieveing calls.This is all part of a plan to eventually graduate to direct mail marketing to find deals, along with other marketing methods later.

If it was me I would see what bank recieved the funds.. then contact the manager and owner.. figure out who can sign on the accounts.. if its only the one person then I would move for a court order to free the funds..
