Wholesaling vacant land

Hi here's my second post and I finally have a lead. I recently recieved a message from a seller who lives out of town and has vacant land that he wants to sell via direct mail! The thing is that I have no clue on how to wholesale LAND. The land is in Lithonia Ga and he wants 200k. I believe that the land is worth no more than 50k based on numbers from top websites. It was last sold in 2003 for 88k. It Is in a residential area. I just need advice on how to go about completing the deal. Thank you all!
