Of course some will chew around these if you dont use trex or similiar for repair and the persistant ones will chew somewhere else, you have to kill the persistent ones or you will spend a fortune and lots of trips to the property to get rid of a rat with a tail....

blanket mortgage with all the properties on 1 loan. they will probably hook you up with some sort of NON-revolving line of credit for the first 12 months. they might go as low as 50c on a dollar ...it will be like pulling teeth to get anybody from lending department work on your case as its time consuming to merge single units under 1 loan ..but its doable ..persistence will get you some playing chips ..then you move "all in" on some REO ..turns out you were dealt KK vs AA and back to 9 to 5 ...just kidding ;-)

If you have the skill and persistence to beat the bushes and find people who have these situations and you are good at convincing them to part with their property for much less than it is worth (and you are ethically ok with that), then you have a skill that can make you money.
