If you focus on looking for the "good" you will tend to rationalize and marginalize the "bad" and convince yourself to rent to them even though its not smart to do so.Decide on your criteria and stick with it.

Then, after a few days, give her notice again - something is still wrong, you need to check again - go in a bang on the walls in the shower, remove the shower head, look at it, put it back on, look under the sinks, tell her she needs to move everything out from under the sinks - in other words, make it more uncomfortable for her to continue what she's doing than to stop.

Plan on looking for REO properties, short sales, or otherwise distressed properties to make the numbers work. 

Right now I'm a heavy direct mail marketer, but in the near future I plan on looking at adding PPC (again) to my overall marketing strategy.
