Here's a couple things: Next time, a good way to get rent comps is to pretend you are an appraiser doing an appraisal for a park in a nearby town/city.

I am seeking any advise from Indianapolis or other near by investors who have wholesaling experience. 

Technically, that’s no longer a renewal - that’s a renegotiation of the contract and had we known we would’ve accepted another offer.The whole thing is bizarre, I have a sense they have an agenda they’re not disclosing because at this price range, with kids enrolled in great private schools nearby, our experience has been the opposite - families wanting to lock the house down at their sole option for x years at x price.The arguments the tenants presented are very bizarre as well (what if lightning strikes the house, or I decide to adopt 4 children and need more rooms, what if I need laser surgery only available in Europe).

It’s in a great neighborhood surrounded by homes and nearby schools.

(Which kills my numbers.)The T12 numbers were iffy even though the building is 100% occupied currently and future proformas looked good.There is a new construction happening nearby - 335 unit large apartment complex coming online in Aug 2018.Nobody said out-of-state investing was easy, LOL. 

We bought a nearby property and moved out.We're now trying to sell the property, but with close to $100k in non-house improvements (well, electric service, house pad, barn/workshop, fencing, etc.) it's a tough deal for a traditional lender to process.

I did recommend a few other places near by... felt really bad he was having a tough time finding a place last minute.

Haven't spent much time in the neighborhood, but there is low crime compared to the rest of Chicago and public transportation nearby.
