I have two questions:1) What is the average rehab cost/sqft  (cosmetic, light rehab, and full gut) in the Charlotte market?

Cameras, security guard, locks, types of lights?

The big things is that it took a month for them to alert us that renovations never started because the foundation issue was just coming to light.

They market your property and do light repairs.  

My lock notifies you by a light when it is time to change the batteries, so even in the event that the battery dies, you can still get in with a key.

Are you willing to do some light renovations yourself, or would you want to property to be turn key? 

James, I think you are underselling your product, most people would of said that property with the toilet that looked like someone dumped a portajon on it would have been rent ready and turnkey with minimal light rehab required.

How much light does the location recieve- solar index for weather, then tree cover, and roof facing south...Your bill seems too low to be worth the cost.
