In addition, I have been talking with a gym about possible tenancy. 

I say this because for instance a boxing gym might do way better in certain areas than in others.Or a Pilates vs versa.Just my 2 cents.

I don't think being inside an HOA influences a guest one way or another unless you provide access to better amenities than your competition because you have access to a pool, gym, etc. simply because your property is in an HOA that includes those.

(well, that depends on things like: your current fitness level, your age, whether you have access to a gym, your preferred exercise routines, your preferred diet, whether your goal is to build strength, increase stamina, lose weight, etc., etc., etc. 

Even as a guy I take my hygiene very serious and it matters, obvious something is working because I've been doing this for a month and I feel better, I'm healthier, My gym performance is better, I work better, and I have such an improved attitude as well.
