I can show my calculations on the hundreds of thousands of dollars I expect to profit but show the delay in cash flow and the novice will look at someone else's calculation of how they will get $200 a month (hopefully) and they jump on the cash flow either because they are poor investors that are not educated on the difference between cash faux and profit OR they are poor investors that need that $200 to pay next months  cable bill.Other than this distinction, Seth, can you elaborate on any other valid differences?

Not only has the appearance of buildings and grounds been declining over the years, I also forecast some serious owner expenses due to the roofs close to the end of their life span and the CPVC piping of the same vintage.

It cash flows $400 a month (after 5% CapEx, 5% Maintenance, 6% Vacancy, 10% PM), 2.17% of the 2% rule, and 11% Cap Rate if you want to use that on a Small Multi-family (I know some don't).However, I had a roofer come over to look at a faux balcony that had rotted wood, that I wanted to change to a normal slope roof, to prevent issues in the future (I like when water runs off and away from the building).

SOMETIMES the problem is caused by the idiot who decided to put vinyl on OVER THE TOP of the old, maybe faux board siding.If there was moisture in the old siding it's going to manifest itself by creating condensation on the outside.

You could probably command even higher rents (and increase the value of the complex, if you have more than 4 units) by doing true interior upgrades like upgraded appliances, fancy backsplashes, faux-finished countertops, etc.
