@Michael Dooley  What is your target date to finish the rehab? 

Its been over 6 weeks trying to get a expired insurance policy paid without any success.

The court date is the 22nd and I might get a default judgement if they are a no show.So the real question is what to expect from Xcel.

Can I even create an amendment to Tenant B's lease for the start date when the unit is already rented to Tenant A?

IE FSBO, off-market deals..The deal I'm referring to was an expired listing, though if it was on-market I can still make an offer and state in writing that the selling agent isn't the dual agent and will not be representing me.

The columns change based on my MTR and LTR applicants, but I would recommend you start with the following inputs:Credit History, Criminal Background, Current Employment, Income, Employment History, Desired Lease Length, Desired Lease Start Date, Pets (if applicable), Interview Performance, and Reference Performance.The higher the cumulative number, the better the applicant.

Assuming the buyer has no signed agreements - realtor A expired and typically language in contract that has like a 90 day window after agreement expires.
