So if the property is in your name and you write a lease in the name of ABC Management that is completely fine since they are synonymous.What you're referencing is standard operating procedure for anyone starting a sole proprietorship who doesn't want to use their own name exclusively.Hopefully I've explained this well.

We really are breaking even as far as cash flow is concerned but would also be in a fine financial situation if we rented it back out and would just lose a month of rent.My wife and I both work W2 jobs and manage our rental properties ourselves.

If you have an agreement, you should be fine with the deposit.I don't understand why you or (particularly) the resident would sign an agreement other than the actual lease agreement.

The software interface isn't terribly efficient, but it performs its functions just fine)That said, I think there are some locks that have a wifi function and no fee, BUT they require interfacing with a smart hub - and the cost of setting that up combined with the amount of tech knowledge needed/potential for things to go wrong made me give them a pass.

@Amy Konopka- 1) you might ask present heloc lender if they can offer a new / larger line ...2) assuming they cant - getting a new heloc to payoff / replace an exisiting heloc should be fine assuming you qualify for one 3) many lenders have max limits on the heloc amt - often 250k 350K 500K etc ......4) most heloc lenders will use a CLTV ( combined loan to value ) max of 85-90% of value ..thus getting a huge heloc for all of your equity isnt ikely to happen

The fee they are charging you might be higher than the limit set in the law; the law might not require you to provide a copy of the lease; and they might not be able to assess, levy or charge a fee or fine or otherwise impose a requirement on a member's rental property any differently than on an owner-occupied property in the association.
