Here are a few benefits and drawbacks...Benefit: Knowledge - In order to receive a license you must complete several hours of classroom education.

The draw back to these loans is that they are more paperwork heavy than the other "portfolio" types of loans....but if you have ever received a loan on your primary home, it's likely that you will go through the same type of paperwork here with conventional lending.

The only drawback for the tenants are that people will most likely want to see it so they would have to go through the process of cleaning up the home and being away while you show it to other potential tenants.

These aren't just tenants, they are people.  2)  Dirt will track into the house if you don't do something with the yard and It will likely be a muddy mess come monsoon season and the kids will play in that.  3)  When you go to re-rent the house a dirt yard will tell your new prospective tenants a lot about how you treat your property and you'r tenants, likely leading to lower quality of tenants, the market is not going to always be this hot.The artificial turf has several drawbacks.  

Are there any drawbacks going into townhomes investing?  

The drawback there is that you've purchased all those furnishings only to turn around and not need them for one of the units.

The largest draw back on both scenarios is having the renovation cost tied up without being able to refi and use on other projects.
