I can say looking at the P&L its a profitable industry. 

I also told him that when he is on a job if he gets any sense that the owner may want/need to sell that he should get me their contact info.When I told my guy I'd pay him for any lead that turned into a deal his eyes lit up and he said something like, "Man, you would not believe how many times I am in a house and the owner is complaining about how much they want to sell and not deal with the place anymore.

What else was I gonna do with a BA in English Lit?

If you are self managing I have some Classics of Landlord Lit in a blog posts (all should be free at the area libraries)...

I'm currently trying to close on my first duplex through a 203k and it's sounding dim.

It just gives the building that extra "pop", that many owners overlook.Make sure common areas are brightly lit.....ALWAYS - I have looked at 50 buildings this year and literally saw about 45 of them that lacked good lighting in the hallways.
