@Emil Hovgaard When you reference Arizona, of course, it's made up of a few markets but the Phoenix area dominates.Phoenix is a metropolitan area in the Sonoran desert with very few damaging weather events outside of the occasional monsoon storm in the summer.

In the desert of Las Vegas with a pool our Bill is less than $35/mo. 

There is a grocery or two nearby (not a food desert).  

I'd gladly pay $10 for a gallon of water in the desert, but not at a restaurant or grocery store!

This is also a great area to house hack in a multifamily if you don't mind living in the desert...

Had my friends and family that thought I was out of my mind for wanting to buy that much land out in the middle of the desert but for $200 an acre I thought I could not go wrong.

And arizona seems like its got more potential for flipping right now anyway as I keep reading how hot its been (real estate - not the desert). :-)A good start may be to partner up with someone with some experience on a couple of flips.

No idea what the gurus are selling, I prefer to teach conventionally without sizzle, just the steak, the meat, I'll leave desert for others.

Sigh.Any one in California  (this unit is in the High Desert) have any experience in paying bad tenants OUT of your unit?

Have any landlords out there had any experience with Tom from AGP Evictions up in Apple Valley, Victorville, or the high dessert?
