@Patrick Drury, I hadn't considered the different criteria for 4 units (and from what I can tell, it also applies to triplexes), so that's definitely something I'll have to consider.

@Danny Lyu  If you're getting 10% down on that loan product, I would definitely do that and just close in your personal name. 

@Don Konipol, I guess my only real challenge to your thoughts are the definition of investments.  

I would definitely question a charge like this. 

You can definitely find some gems to flip and make really good profit. 

There are definitely some pockets of fairly priced duplexes to at least cover some of the mortgage, but tough to actually come out in the green monthly if you’re living in the other unit.

But if you can put up a billboard on your land, you definitely should look into some of these other companies that will provide terms that allow you to grow your return as their revenue goes up.
