As other people mentioned the areas do change pretty quickly. 

Realistically, to make the business work, they are hoping all the people who are using the "free services" to eventually go into banking where they can collect fees for anything bank related.

basically if anyone has any tips when it comes to researching plots of land in order to make the right purchase i would greatly appreciate it get with a realtor. we underwrite land at no more than 10% of after built value. in our market we build under the average new build value which is about 515k. we like to be around 420-450k and smaller footprint about 1500 sq ft with attached garages. we build close to urban core where everyone wants to live and net migrations match up. but suburban is fine. if you give more context I can help but in most markets land is a buyers market. most people aren't looking at it or buying it. 

Also, from what I read in Bloomberg, midterm rentals near major hospitals can sometime command a decent premium.. especially if they include some nice furnishings.Little Tweaks Count: Even minor upgrades, like new door locks or a fresh coat of paint, can help you justify a stronger rent.Driving for Dollars & Networking..

I live in a small rural town in MissouriIts an airbnb but I've had people from a solar plantation project in there for the last 5 months renting out at 2250. 

You need a firm estimate for the remainder of the work as your funds are limited (like most people who don't have an endless amount of money). 

People can smell commission breath.

They are on the market longer and are not going at asking prices but some people are still being very aggressive with their asking prices so it really isn't a great indicator.

Lots of posts on different companies so be sure to check out what people have said about vendors you are considering doing business with.
