As a realtor I have access to tools that give me insights on the plat of land, then with that information I can call the cities planning and development boards to verify zone restrictions or use case for that property.

Definitely want to avoid areas with vacant boarded up homes, cars parked on the yard, unkept lawns, etc.

I want to know that first and foremost, and then we can have a conversation about what the right call is to make with respect to the underlying investment because I will trust the decision making of a GP with years of substantited experience and a few losses on the board over  the novice who purports to have a perfect track record.

And having HOA fees and insurances and maintenance in the hands of a board makes me go fetal.
