Looking for advice to calm my investor clients who are getting very aggressive when offering on properties. 

My partner and I are investing in RV parks and bringing investors into our next deal.We are analyzing the parks now using an 8.5% pref and a 65/35 waterfall.

The property sits in a semirural area in California on a hillside next to a waterfall and has some very exceptional views for the area. 

Yes you are close to a few things like Oconee State Park and the Stumphouse Tunnel and some waterfalls - but this is a very isolated place and in my opinion it would be a great getaway place - but I doubt this will make a great cash flow place.  

Once covid calms down there will still be boots on the ground networking and being in the area that a concentration of tech jobs will always be an up leg.Tech companies will adjust salaries etc for out of state  living and if they loose their job relocating and uprooting a family gets complicated .

It has robbed me of my peace and calm already.

I appreciate your response but don't assume so much of people and calm down a little bit if you want to offer advice to someone.

Energy - This is where people live and sometimes the tenants and clients can take out their anger and frustration into you, you are there go and you need to have energy enough to be able to remain calm and resolve their problem.Hope some of this information helps
