Should I go ahead and start direct mailing, bandit signs, or just cold calling?

I would definitely not buy a property that has sat vacant for so long especially in a cold market unless I knew I could add some great value to it.

If a tenant is fixing to go out it can be less time as the landlord is already negotiating an LOI and then an executed lease with the tenant.Larger spaces big box can sit for awhile but those are rarely built new today mainly re-purposed.In some cold belt states net migration away produces excess inventory and with no growth then other tenants aren't lined up to take the space.Most of my clients are buying in high growth warm belt states even if they live in cold belt.

Marc Winter your daughters may be different but if my parents offered me free rent or living accommodations I’d do that in a heartbeat over paying 2500 rent.Unfortunately my entire family lives in the cold Midwest and after moving away at 18, I’m not about to go back there.

No one likes to view a rental home in the dark and/or cold.

People that bought warm belt states 7 years ago at prices in cold belt states today good luck replicating that in today's environment.

I have been using www.skipgenie.com for cold calling on potential deals, but it is way too pricey for how many calls I make.

What really seemed to work best for me was getting directly in contact with the seller whether it be DOOR to DOOR or cold calling.
