I’m thinking of suing the utility companies for not notifying me of non-payment creating unsafe/ unsanitary situations that led to house fire, thousands in damage.

Just bought 3 houses last week from a builder. 

I'd level up with a BRRRR, live-in flip, or house-hack before jumping into a challenging renovation.

It's a spacious 4br 2.5 bath with finished basement in desirable school district in a B Class neighborhood.

I'm thinking of buying this as a rental, renting out the house and fencing the back part and renew a lease to rent it separately.

You've probably heard of big Landlords losing property, but only because they were flagrantly violating Fair Housing, running a slum, or otherwise egregiously violating the law.

Remember, ignorance is NOT a defense in MN on real estate and housing law's, so it's VERY important to actually know them, not just what someone else says they are.  

In our area, the housing authority does annual inspections to (mostly making sure the landlord is keeping up the units) review the tenant and the landlord. 

And that mistake came back to cost me tens of thousands in lost rent and damaged houses.
