After analyzing the local Mercer County market I've noticed there are not that many MFH that are desirable meaning cash flow can occur, but appreciation, schools and good tenants will be at risk.

But the situation did get me to start thinking on how to properly analyze a small multifamily house.I've only invested in SFRs so I'm a little green when it comes to properly analyzing a duplex.

We analyze the entire market simultaneously and sort by cap rate. 

I was just trying to make a point of analyzing it from all sides first before giving up.

You have to analyze the market you are in and see what the best path to profitability is.

George, although the home prices are lower per sq. ft, don't have a high enough going rental rate to cover the higher sticker prices either, at least from what we've analyzed on the MLS.

BiggerPockets also has a calculator you can use to analyze deals and I highly recommend you start this as soon as possible, even if you are not ready to buy.
